Welcome to CRE Tool Hub. My name is Ed Kelly, an active real estate investor managing a private portfolio of rental properties in the Calgary, Alberta market. I built this minimalist suite of free commercial real estate calculators out of sheer frustration.

The existing landscape of tools is bloated, slow, and hides basic math behind lead-capture forms and account sign-ups. I needed professional-grade analysis tools that are instantly accessible, operate with zero friction (no 'submit' buttons), and remain completely private. So, I built them.

Every tool on this site was built to solve a problem I actually encountered at the underwriting table.
